A 6.5 acre site located on the A10 at Downham Road. Turnstone were selected by East Cambridgeshire District Council to develop Phase One as part of a new ‘Leisure Village’ comprising existing sports clubs and a new swimming pool (phase two).
Proposals include a 6 screen cinema, 4 in-line restaurant units, a further 2 stand-alone restaurant and takeaway units and 2 drive thru units with 380 car parking spaces. The scheme will be accessed via two new junctions to Downham Road, to be shared by the sports clubs and phase two (once constructed), together with an underpass for pedestrians and cyclists.
A planning application was unanimously approved by East Cambridgeshire District Council at the 1st April 2015 planning committee meeting.
The cinema has been pre-let to Cineworld. Three in-line restaurants have been pre-let to The Restaurant Group for a Frankie & Benny’s, Greene King for a Hungry Horse and Arbuckles. McDonalds and KFC have been secured for the drive-thru's. Within the standalone takeaway building tenants include Costa and Chosen Bun.
One in-line restaurant of 3,315 sq ft remains available, as well as a takeaway unit of 1,001 sq ft.
The £15.76m scheme has been forward funded by Standard Life Investments on behalf of a segregated client. RG Carter Projects are now on site and are expected to complete construction in March 2017.
