Bedford – Interchange South

A highly prominent site located on Ampthill Way on the southern edge of Bedford. The site is situated between the A421 and Interchange Retail Park and extends to 11.35 acres. The site is adjacent to Bedford’s prime out of town retail parks and within close proximity to the proposed Universal Studios UK theme park site.

Turnstone is working in joint venture with landowners, the Southill Estate, to create a high quality, mixed commercial development scheme. The site allocated in the local plan for employment uses.

A full planning application has been submitted (June 2025) to Bedford Borough Council which comprises:

• A two phase mixed-commercial scheme including two point of access from Ampthill Way.
• Three drive-thru units totalling 871 sqm.
• Two parades of trade counter and small commercial units across 12 units totalling 5,566 sq m.
• A builders merchant totalling 2,035 sq m.
• Three commercial units totalling 6,539 sq m.

The professional team comprises CMP Architects, Stantec, WSP, Conisbee, Greengage & Stace.

The highly sustainable scheme will deliver 260 new jobs generating £20m in GVA to Bedford’s economy.

Pre-lets for the drive-thrus are well advanced. Turnstone is seeking pre-let interest for the balance of the scheme, which can accommodate buildings ranging from 390 sq m to 2,695 sq m. Interest should be directed to Savills (Ed Gee, Savills Peterborough).
