Dullingham – Land at Station Road

A 32 acre site on the edge of the village of Dullingham in East Cambridgeshire, located 18 km east of Cambridge and 6 km south of Newmarket. The site is situated between the village and Dullingham Station. Regular rail services provides access to central Cambridge within 18 minutes.

The sites proximity to the railway station provides an opportunity to create a new sustainable community. A scheme for 160 high quality homes, improved access to the station with a station hub including employment space, a safe and well-lit cycle and pedestrian route between Dullingham village and the station and parkland with children’s play spaces is currently proposed. Housing, much needed in the East Cambridgeshire area, will be provided at a relatively low density, together with policy compliant affordable housing (64 dwellings) to meet local need. Accessibility to the railway station will be improved with a new access road and drop off & pick up area. The parkland will create a buffer between the new hamlet and the historic village, whilst providing significant open space and bio-diversity improvements, equating to fives times the amount required by policy.

An outline planning application was submitted July 2022. Following extensive engagement with key stakeholders and further environmental assessment work, the scheme was supported by Cambridgeshire County Council (highways), Environmental Agency (flood & pollution) and Network Rail (level crossing) among others. Following the adoption of the East Cambridgeshire Local Plan Single Issue Review in November 2023 the application was withdrawn. The site will be promoted through the next local plan review, building upon the work that demonstrated the sites potential to provide a highly sustainable and deliverable new community.
